renting it out isn't passive income either. it's a small business with a tenant in it. some houses cash flow and some just feel like they do. we manage 70+ doors in tarrant county. i can tell you which one yours is before you learn it the expensive way.

list high, we can always come down.the market learns to skip you. day 1 gets you showings, day 60 gets you a price cut and a reputation.

a comfortable number feels safer.comfortable numbers are just expensive ones on a delay. usually about sixty days.

i'd guess, if it helps.every number i hand you carries a source and a pull date. when i can't verify something, you'll hear that, not a guess.

i'll tell you not to buy before i'll sell you the wrong house. i'd rather lose the deal than earn it the wrong way.
